What is considered a long-term rental contract in Spain? the Spanish law that regulates these contracts (LAU) Ley de Arrendamientos Urbanos, provides for a duration of "up to 5 years". However, a very important fact, and benefit that you have to know is that you can terminate the agreement before that time. The law allows the tenant to break before those five years but after six months of renting, without penalty, as long as the lessee gives the landlord a notice of at least 30 days.
